Construction News for the Northland Newton Development

Northland Newton Development (NND) is an innovative national model of sustainability, affordable housing, transit demand management, historic preservation, open space, master planning, and community amenities.

About the Project

Northland Newton Development (NND) is a 22.66-acre semi-urban, mixed-use development located in Newton Upper Falls MA. NND will provide 822 apartment homes, including 145 affordable units, in nine buildings, all in a village setting oriented around a village green. There will be parking for 1,070 vehicles, most of which will be underground. At least 20% of the spaces will be equipped with electric car charging capabilities. The development will restore the historic Saco Pettee Mill building into 100 apartment homes, embracing the original brick and beam construction of the Mill. Adding to the village character will be 96,000 SF of boutique main-street style retail and chef-driven restaurant concepts. NND’s open space design plan prioritizes community green space and integrates a visionary set of seven distinct parks, including a splash pad, totaling 12 acres of open space. NND will be one of the most sustainable developments in the country, incorporating both LEED and Passive House standards. The site has achieved LEED for Neighborhood Development Gold Certification. All of the buildings will be all-electric, and the new buildings will be both LEED for Multifamily and Passive House Certified. These standards will ensure the new buildings will be highly energy efficient. The Saco Pettee Mill will be renovated under the National Park Service criteria for historic buildings and will pursue Historic Tax Credits.

Safety is the most important aspect of the project - of the public, the surrounding areas, the construction personnel, staff, and any site visitors.

Building with the Community in Mind

Since 2016, Northland has held over 300 meetings to engage with neighbors, community advocates, local businesses, and citizens groups.

Sustainable Building

NND’s sustainable initiatives set a new standard in the Commonwealth with Passive House buildings, solar, LEED for Neighborhood Development, LEED Gold building standard, 12 acres of open space with 750 new trees, natural resource restoration and daylighting of the South Meadow Brook, first class renovation of a historic mill building, and the undergrounding of over 1.5 miles of unsightly overhead utility wires.

Site work to advance the culvert protection and isolation plan is ongoing.

South Meadow Brook

The Splash Park celebrates its completion with a ribbon cutting ceremony on the afternoon of June 16, 2025.

The Splash Park will commence later this summer/early fall.

As part of our preparations for the construction phase, we will be extending the site fence around the splash park area to incorporate the work zone along the greenway. This fenced area will be covered with scrim and will feature signage to provide project information to everyone in the neighborhood.

We are through one full growing season to the South Meadow Brook. It is performing well.

We are concluding 20 months of research and engineering regarding the culvert and are ready to begin work on the culvert protection and isolation plan.
